OUR SERVICES
Tank and tankless water heater repair, replacement, and maintenance for Urbandale homes and businesses. Licensed Iowa plumbers, permits handled, up-front pricing.
OVERVIEW
A failing water heater usually gives warning in the same order: hot water runs out sooner, the tank begins to rumble, and then a puddle appears at the base. We diagnose the unit in Urbandale rather than guessing at it, and we tell you plainly whether the repair is worth making or whether the tank has reached the end of its service life.
One local detail worth knowing: the sanitary sewer here is not run by the City of Urbandale. It is handled by the Urbandale Sanitary Sewer District and the Urbandale-Windsor Heights Sanitary Sewer District, which are separate elected bodies maintaining the laterals, trunk lines, and interceptors.
All work is performed in compliance with the 2024 Uniform Plumbing Code as adopted by the State of Iowa.

WARNING SIGNS
Most water heaters announce themselves weeks before they put water on a floor.
A shower going cold partway through points at a failed dip tube, a burned out lower element, or sediment sitting where the burner heats.
Water flashing to steam beneath a sediment layer. It is the clearest early sign a tank is losing efficiency and heading toward a cracked lining.
Cold running clear while the hot runs brown means the anode rod is spent and the tank itself has begun to corrode from the inside.
A leaking relief or drain valve is repairable. A tank seam failure is not, and we identify which before quoting anything at all.
A lot of Urbandale homes were built in the same window, which means their original equipment tends to reach end of life at the same time.
Thirty years of tree growth over a lateral is enough for a root system to find any opening, even in PVC.
WATER HEATER SERVICES
Repair, replacement, and the maintenance that keeps a tank from failing early.
Elements, thermostats, gas valves, thermocouples, dip tubes, and relief valves on both tank and tankless units.
Sized from your household demand and recovery needs rather than by matching the label on the old tank.
Heats on demand instead of holding a standing tank of hot water. We check gas line capacity and vent path before recommending one.
An annual flush clears the mineral layer the supply leaves behind, and it is the cheapest way there is to extend the life of a tank.
The rod corrodes so the tank does not. Replacing a spent one on schedule is routine maintenance that can add years to a heater.
A closed system needs somewhere for thermal expansion to go. We check the tank charge and the relief discharge routing on every visit.
WHY CLOG BUSTERS
Diagnose the unit, size the replacement honestly, and verify the result.
Elements or burner, thermostat, relief valve, anode rod, venting, gas line, and expansion tank, all checked before a cause is named.
Both numbers, plus an honest estimate of how much service life the existing unit realistically has left in it.
Urbandale permits this work through Building Services in Community Development at 3600 86th Street, with water heater and sewer service line permits both named on the city fee schedule.
Sized to actual household demand rather than to whatever happened to be there before. Venting, connections, and relief discharge brought to the 2024 Uniform Plumbing Code.
Fired and tested for recovery and temperature rise, every joint pressure checked, the old tank removed, and the work area left clean.
FAQ

Eight to twelve years is realistic for a tank unit, and sediment shortens that considerably when a heater is never flushed. Tankless units run longer when they are descaled on schedule.
Under about eight years old with a single failed component, repair usually wins. Past twelve, or with any sign of tank corrosion, replacement is the better spend. In between you get both numbers and a straight remaining-life estimate.
Sizing comes from peak demand, not square footage. A household running two showers and a dishwasher in the same hour needs a different first-hour rating than one that does not.
Often, but it depends on gas line capacity and venting. Tankless units draw far more gas at peak than a tank heater does, so we check both before recommending one.
That isolates the problem to the heater rather than the supply. Either the anode rod is spent or the glass lining inside the tank has failed. We draw a sample and inspect the rod to tell you which.
For installation and repair, yes, through Building Services in Community Development at 3600 86th Street. The city fee schedule names water heater and sewer service line permits specifically. Routine drain cleaning does not require one.
The Urbandale Water Utility, which is its own board rather than a city department, serving roughly 18,500 accounts across about 225 miles of main with water purchased from the regional producer.
Urbandale spans Polk and Dallas counties. It makes no difference for permitting, because the city issues them regardless of which side your address falls on.
