OUR SERVICES
Tank and tankless water heater repair, replacement, and maintenance for Johnston homes and businesses. Licensed Iowa plumbers, permits handled, up-front pricing.
OVERVIEW
A failing water heater usually gives warning in the same order: hot water runs out sooner, the tank begins to rumble, and then a puddle appears at the base. We diagnose the unit in Johnston rather than guessing at it, and we tell you plainly whether the repair is worth making or whether the tank has reached the end of its service life.
The city buys its drinking water from Des Moines Water Works and distributes it through 117 miles of Johnston main and three storage tanks. Wastewater goes to the regional authority, but the private lateral from your building is still yours.
All work is performed in compliance with the 2024 Uniform Plumbing Code as adopted by the State of Iowa.

WARNING SIGNS
Most water heaters announce themselves weeks before they put water on a floor.
A shower going cold partway through points at a failed dip tube, a burned out lower element, or sediment sitting where the burner heats.
Water flashing to steam beneath a sediment layer. It is the clearest early sign a tank is losing efficiency and heading toward a cracked lining.
Cold running clear while the hot runs brown means the anode rod is spent and the tank itself has begun to corrode from the inside.
A leaking relief or drain valve is repairable. A tank seam failure is not, and we identify which before quoting anything at all.
Newer does not mean inspected. Plenty of Johnston homes are twenty years in without anyone having looked at the lateral or the pump.
If the property is on one of the roughly 341 city grinder units, an alarm means the tank is not clearing. Stop running water and call before it backs up indoors.
WATER HEATER SERVICES
Repair, replacement, and the maintenance that keeps a tank from failing early.
Elements, thermostats, gas valves, thermocouples, dip tubes, and relief valves on both tank and tankless units.
Sized from your household demand and recovery needs rather than by matching the label on the old tank.
Heats on demand instead of holding a standing tank of hot water. We check gas line capacity and vent path before recommending one.
An annual flush clears the mineral layer the supply leaves behind, and it is the cheapest way there is to extend the life of a tank.
The rod corrodes so the tank does not. Replacing a spent one on schedule is routine maintenance that can add years to a heater.
A closed system needs somewhere for thermal expansion to go. We check the tank charge and the relief discharge routing on every visit.
WHY CLOG BUSTERS
Diagnose the unit, size the replacement honestly, and verify the result.
Elements or burner, thermostat, relief valve, anode rod, venting, gas line, and expansion tank, all checked before a cause is named.
Both numbers, plus an honest estimate of how much service life the existing unit realistically has left in it.
Johnston requires trade contractors to register with its Building Department before it will issue a permit. Registration is free but mandatory, and ours is current.
Sized to actual household demand rather than to whatever happened to be there before. Venting, connections, and relief discharge brought to the 2024 Uniform Plumbing Code.
Fired and tested for recovery and temperature rise, every joint pressure checked, the old tank removed, and the work area left clean.
FAQ
Still stuck? Call the Des Moines shop at (515) 259-1991.
Eight to twelve years is realistic for a tank unit, and sediment shortens that considerably when a heater is never flushed. Tankless units run longer when they are descaled on schedule.
Under about eight years old with a single failed component, repair usually wins. Past twelve, or with any sign of tank corrosion, replacement is the better spend. In between you get both numbers and a straight remaining-life estimate.
Sizing comes from peak demand, not square footage. A household running two showers and a dishwasher in the same hour needs a different first-hour rating than one that does not.
Often, but it depends on gas line capacity and venting. Tankless units draw far more gas at peak than a tank heater does, so we check both before recommending one.
That isolates the problem to the heater rather than the supply. Either the anode rod is spent or the glass lining inside the tank has failed. We draw a sample and inspect the rod to tell you which.
For installation and repair, yes, and Johnston additionally requires trade contractors to be registered with the Building Department before it will issue that permit. Registration is free but not optional. Routine drain cleaning does not require one.

The property owner. Johnston Public Works maintains the public collection system and the grinder units, and the private lateral from your building to that connection is yours.
