Relief Valve Dripping After Showers
A temperature and pressure relief valve that weeps right after hot water use often means heated water has no room to expand, not a bad valve.

WATER HEATER SERVICE
Gas, electric and tankless water heaters repaired or replaced for North Liberty homes and businesses by our Herky Street branch, with the relief line, expansion tank and gas connection checked every visit.
OVERVIEW
Water heater repair means replacing the one part that stopped a working tank or tankless unit; replacement means swapping the whole heater once the tank itself has failed. We at Clog Busters do both for North Liberty homes and businesses from our branch at 390 Herky Street, Suite 1E, and we check the supply, vent, relief line and expansion tank before recommending either. Our North Liberty location page covers the branch, and our water heater services page covers the work in detail.
Connecting a heater in North Liberty touches more than one code. The city’s Planning, Building and Development adopted standards list the 2024 Uniform Plumbing Code as adopted by the State of Iowa for the water side, the fuel gas provisions in Chapter 12 of that same code for gas piping, and the 2021 International Mechanical Code as adopted by the state. That page also says a city permit is required to install or replace a backflow preventer. Propane adds one more rule: the City of North Liberty permits page requires a permit to install or modify an LP-gas system.
North Liberty’s 2025 Water Quality Report traces the supply to the sandstone and dolomite of the Cambrian-Ordovician aquifer. Dolomite is a calcium and magnesium carbonate rock, and those are the same minerals that settle out as scale and sediment when water is heated.
Water heater installations follow the 2024 Uniform Plumbing Code, in force in Iowa since March 26, 2025, and the fuel gas provisions the City of North Liberty adopts from it.

WARNING SIGNS
Each symptom points to a specific part, and a few point to a finished tank.
A temperature and pressure relief valve that weeps right after hot water use often means heated water has no room to expand, not a bad valve.
Sediment on the tank bottom traps water against hot steel, and the popping is that water boiling under the layer.
Electric tanks heat with an upper and a lower element. When the lower one burns out, only the top portion of the tank gets hot.
A worn thermocouple or flame sensor, a dirty burner or a blocked vent can each shut the gas valve down.
Water at a fitting, the drain valve or the relief line is a repair. Water seeping through the outer jacket means the inner tank has rusted through.
Scale on the heat exchanger and a clogged inlet screen are frequent causes, and the stored code narrows the repair.
WATER HEATER SERVICES
Repairs, replacements and the safety parts around the heater.
Elements, thermostats, gas valves, thermocouples, igniters, dip tubes and burner cleaning.
Old tank drained and carried out, new heater set level, water, gas or power and vent connected, then filled, fired and tested.
Descaling, inlet screen cleaning and component repair, plus new installs once gas pipe size, venting and a condensate drain are confirmed.
A small tank on the cold line absorbs the water that heating pushes out, so pressure stops spiking each heating cycle.
A new T and P valve when the old one leaks or sticks, with its discharge pipe run full size to a point where any release can be seen.
We pull the anode to see how much is left and flush loose sediment from the tank bottom, which slows corrosion inside the steel.
WHY CLOG BUSTERS
Test the parts, lay out both options, then connect and prove the setup.
On a leaking heater we close the cold supply and shut off the gas or the breaker before anything else.
Elements and thermostats get meter readings, gas units get a burner, thermocouple and draft check, and we inspect the anode and tank base.
You see both side by side, with what each fixes and costs, before you choose.
For a swap, the old tank is drained and removed, and the new heater is set and connected to water, gas or power, vent, relief line and expansion tank per the 2024 Uniform Plumbing Code.
We fill and purge the tank, fire it, leak check every joint, confirm the vent drafts and haul the old heater away.
FAQ
Still stuck? Call the North Liberty shop at (319) 209-6817.
Check with the city before the old tank comes out, because North Liberty's permit rules cover the systems a water heater connects to. The city requires a residential permit for new and modified plumbing and mechanical work, and a separate permit to install or modify an LP-gas system. Its permits page does not say whether a like-for-like swap counts as a modification, so the Planning, Building and Development Department makes that call. We tell you which connections the job changes.
A relief valve that drips after hot water use usually means pressure is climbing in a closed system. When a backflow preventer, check valve or pressure reducing valve on the incoming line stops water from flowing back toward the main, heated water has nowhere to expand. North Liberty requires a city permit to install or replace a backflow preventer, so if one was added to your service, check for an expansion tank too. A charged expansion tank usually stops the dripping.
North Liberty's source water carries the minerals that form scale in a tank. The city's 2025 Water Quality Report says the supply comes from the sandstone and dolomite of the Cambrian-Ordovician aquifer, and dolomite is a calcium and magnesium carbonate rock. That report publishes no hardness figure, so ask the city water department for a current number before you set a softener. Every tank still collects sediment, so we flush it during service.
Repair makes sense when one part failed and the tank is dry and sound; replacement makes sense when the tank itself leaks. A burned element, a failed thermocouple or a worn relief valve is a parts job. Rust weeping through the jacket or water coming from the tank body means the steel is failing. When it is close, we price both.
The right size comes from the hot water your household uses in its busiest hour, not from square footage. For a tank, that figure is the first-hour rating printed on the label. For a tankless unit, it is the flow rate the heater can deliver at the temperature rise your incoming water needs.
Often yes, but gas pipe size and venting decide it. A gas tankless unit can draw far more gas at full fire than a tank heater, so the piping has to be sized for it under the fuel gas provisions North Liberty adopts from Chapter 12 of the 2024 Uniform Plumbing Code. Condensing units also need their own vent route and a drain for condensate. We check all three before recommending the switch.
The discharge pipe from a temperature and pressure relief valve has to run full size, without valves or caps, to a point where a release is visible and cannot scald anyone. The Uniform Plumbing Code sets where that pipe may end and how close to the floor or a drain it must stop. A relief line that was reduced in size, capped or run into a finished wall is something we correct during a replacement.
Yes. Our North Liberty branch repairs and replaces water heaters in Coralville, Tiffin, Solon, Swisher, the Iowa City area and Cedar Rapids as well as North Liberty. Each city sets its own permit process, so the rules on this page apply inside North Liberty city limits.
